    You'll never know for certain, but at the end of the day, what matters more - £15k or that particular house?

    I think I may have been played when I bought my place, and upped my offer by a couple of grand. That pain has been completely nulified by the 9 happy years I've lived in that particular house, which I wouldn't trade for the sake of two thousand pounds.

    I should have known I was stepping into a punchline.

    We went with it as you all say, it doesn't really matter in the long run.
    We essentially 'matched' the other offers on the table, which the EA told us of (which they are not required to?). The vendor has now chosen us. If the story is true, the vendor has gotten the price he was looking for, doesn't want a bidding war (he apparently has 3 bids at the same price) and so is taking the uncomplicated cash offer.
    Nevertheless, it all seems too 'neat', quick and well played (on the EA's part) so to speak.

    I should mention that this is London, and as such the believability of offers so soon to market is perhaps a more real one.

    That bodes well for me.! what type and area, if you don't mind me asking? House going on the market soon.
  • E1, new(ish) build apartment. From my experience thus far the crisis is not dampening so I am sure you'll have a quick and profitable sale.
  • Having two asking price offers appear in a fast moving market seems entirely believable.

    As Surrey_EA says the agent will be keen to close the deal, that's far more valuable than a slight increase in their comission. So with you as a cash purchaser with (presumably) ability to complete quickly they would love for you to buy the property and wouldn't want to scare you off by inventing buyers.
