Has anyone got information/experience on an inaccurate EPC. I have had contact with the assessors regulating body but they say there is no case to answer as they imply there is no financial loss?
Any advice on the limitations of the EPC, as I thought they were legal documents

At times there is a legal requirement to have an EPC. There is no legal requirment for them to be useful or meaningful and they should not be relied on for anything.0

"Inaccurate" in what way? There are all sorts of caveats and backside-covering over what can be assumed in the absence of actual physical evidence.
If you're the vendor, then the absolute best you can hope for in terms of recompense is to have the assessor visit again, re-inspect the property, and re-issue an EPC.
If you're the buyer, then you have no come-back at all available, as it's down to you to satisfy yourself of the accuracy of any statements made by the vendors.0 -

We've just had one done and the assessor wouldn't accept anything as true unless we had the paperwork - invoices/guarantees - or she could see the work for herself - loft insulation, etc.
She said they get audited and have to be able to prove that their reports are accurate.0 -

Yes that is correct. They can't just take your word for it (you have a vested interest afterall). Documentary evidence or actual physical sight of the item in question is required.0 -
From my experience, I have yet to meet a buyer who bases their purchasing decision on an EPC. I really wouldn't worry about how accurate or not your EPC is.0

Since even the best EPC is of extremely limited vaue, or help, to a buyer or renter, it is not worth agonising over.
I don't know if you are a seller, landlord, tenant, buyer or other, but provided a piece of paper exists to satisfy the legal requirement for one, anything after that is just a waste of time.0
