I wonder if anyone can help here. I have just had my moving out inventory and check back and the company are being super-fussy about some of the things they have listed, so I know they are going to take a chunk off of the deposit. Some of the things that are annoying me:
They have supplied me with a picture of the cooker with comments that it needs cleaning at my expense. However, the cooker photo in the original inventory when I moved in looks dirtier and they have the comments "requires a light clean."
They are complaining about rings on the top of the surface of a fitted fireplace that has never worked. Why would they charge me for cleaning or varnishing of something that needs to be dumped?
They are complaining that I fitted a toilet roll holder without permission. What, was I supposed to live without one?
They want to charge me for dumping of coat hangers and a radiator clothes airer which were left in the bedroom cupboard as they were not on the original inventory. However, there is a cupboard just outside the flat which they never included on the inventory. These came from there.
"Light discolouration in places" on an arm chair and "sofa has several light marks". "Window blinds discoloured." Surely that's fair wear and tear?
This is just the check out report that the landlord had done, but they will use this to decide how much deposit to keep from me. Should I complain about this report now or wait until the deposit offer comes through?

Raise a dispute with the deposit protection scheme: It was in a scheme, wasn't it?? (If not you are bizarrely in an even better position..)0

I would wait as many of these comments seem to be for the landlord as the landlord will also get a copy of this and need to sort some of these out before a new tennant moves in....
Some (like the blind) should be just for information.
I don't know which letting agent you are with but they're not all out to make life difficult... I've delat with a variety of them (Scotland and England) as both a tennant and a landlord and always got my full deposit back... it the flat was clean when you left... it should be ok...0 -
As suspected, they want £190 from my deposit. I refused that and they refuse to go into any discussions with me about it, so I guess it's going to adjudication.
As, there is an undisputed amount, does anyone know if I get that back immediately?0
