No heating & hot water tenant

I have had no heating or hot water since Friday.

I have a heating engineer here and it's likely parts will be ordered and I will have to wait possibly a few more days.

What is my position with regards to my rent?

Basically I don't want to pay it for any days that I didn't have my services what is legal position?

    You cannot stop paying rent. It's unfortunate, but luckily summer, so you can go without heating, or use a fan heater ... and boil a kettle to do your washing up. It's just showering/bathing that's the short-term problem to be solved....

    It's being sorted out - and if you were the home owner you'd still be in the same position as you are now.

    It's a "like it or lump it". NEVER stop paying the rent, except in very very exceptional circumstances and in ways that Shelter set out.

    It is your LL's responsibility to provide hot water and repair the boiler but you must give them a reasonable time to do so.

    It seems that your LL is doing everything they can.

    If you are cold you can ask the LL to provide some portable heating.

    You can ask the LL for a rent reduction but they do not have to give you one.

    Keep it nice and friendly - seems they are doing all they can.

    Some LLs don't bother at all and will just issue a notice for possession.
  • As pointed out my LL is pretty good with repairs and as such we have a decent relationship.

    When the issue is remedied I will discuss a possible reduction of rent for everyday we were without heating and hot water.

    If you don't ask you don't get.

    As others have said, the legal position is that you are contractually obligated to pay your rent. If you withhold any rent then you'll fall into arrears and damage your relationship with your LL.

    If the boiler went on Friday and your LL has an engineer out first thing on Monday then your LL is acting quickly. If you were a home owner I doubt you'd get it sorted any faster.

    Boil the kettle for hot water? Do you have an electric shower?

    Spring has sprung so if I don't need the heating on in Aberdeen I doubt you need your heating on either.
  • My heating is already been turn off for the Summer so not really effected there unfortunately our shower is gas, which is a problem.

    Parts have been ordered and normal service should be resumed on Thursday morning.

    My LL has agreed to give me a week rent reduction, when I spoke to him about it, which I am pleased about.

    All is well that ends well.
