LPE1 form

Hi,

I have been trying to buy a leasehold flat and keep chasing my solicitors and estate agents and I am not getting any where in last 3 months.

I have been told that they are waiting LPE1 form to be filled in by the landlord and Landlord is not responding.

Is there anything I can do to speed up the process? I have already told them I will withdraw my offer if the exchange doesn't happen by the end of this month. I have also concerns that I might have trouble selling it in the future if the landlord is difficult to be contacted.

    LPE1 is just leasehold property enquiries, things like service charges, requirements on assignment of the lease, buildings insurance etc. Some larger companies will just have a standard management pack that covers everything. How long ago was the LPE1 sent to the landlord?

    Aside from chasing your solicitor and the estate agent there's not much you can do to speed things up. Though I'd have the same concern, if they take a long time to respond to some standard enquiries they are probably going to be a nightmare to deal with while you own the property and on selling the property.

    Thank you Shahni. My solicitor send the queries 6 weeks ago and vendor's solicitor claims they send the form to the landlord around same time. I am not sure what would be acceptable time for landlord to reply.
