Eeee, received an offer on the flat. Wait with me?

I live in Scotland btw, so our system is slightly different!

We received an offer on the flat yesterday. It's marketed at offers over £125k, valued (home report) at £130k.

They offered us £122,450 to which we rejected. But, that's totally normal to go lowball isn't it?

I'm nervous and need some reassurance. I hope she doesn't think my flat is worth £122,450. Meh :undecided

    I am in Glasgow.

    How long has your house been up for sale? Any other interest? Have you had many viewings.

    I would always reject first offer (always low I think!)

    Is your home report value what similar places are selling for? If so I would expect you to get much closer to that value.

    If they like it enough I think you will get an increased offer today, good luck and keep us posted!

    The house has been up 4 weeks tomorrow, no other notes of interest :(

    There's an identical flat in the next stair, but she doesn't have GCH, and (obviously) I think my house is better haha. She's on the market at the same price, and there's a flat around the corner, he's got his up at 125k, valued at 125k, so we'll see.

    I'm just getting panicky, probably for no reason haha :)

    4 weeks is a short time, at a home report of £130k, I would be looking to accept £128k.

    I'm doing the opposite right now. I've just put an offer in for a flat in Aberdeen. The home report values it at £x and it's advertised as offers over £x. So I've only offered £x as an opening gambit. I like the flat but I'm not emotionally attached to it. Que sera sera.

    They came back with an offer of £125,000

    I told our solicitor that we needed at least £127,000. So they're going back saying we want a little more for it.

    I really hope they just do it!! lol
  • Fingers crossed for you - I'm at the opposite end, I'm waiting to see if we've had our offer accepted or if we need to negotiate!

    Depends whereabouts in Scotland you are!! Though Glasgow should be fine - but my house is the sticks in Scotland, although home report valued at 125k is not going to get anywhere close to this, sadly!
