It's literally 50 m next to the busy road behind a small grass patch.

We are renting in London for the moment, very busy area as well. We are worried more about the re-sale of the house in the future than the noise, really.

How much would a house lose from its value just being next to a busy road?

There is no set amount, purely down to who is prepared to buy it.

However it would almost certainly be lower than the same property not by a motorway.

You have these doubts, so other people will as well.

It all depends on how desperate you are to live in a certain area, or how affordable the other properties are...

Look at this http://www.rightmove.co.uk/property-for-sale/property-49552633.html you probably couldn't live on a busier road! Wonder if it will achieve anywhere near that price!

This is so funny, I drive past these houses every day and when the OP said the house was on a dual carriageway, this is exactly where I was imagining the house to be!

it depends on the amount of traffic on the dual carriageway .
The local motorway runs past the end of the cul de sac I live in .
Apart from rush hour I rarely hear the traffic.

BUT YOU'RE AS DEAF AS A POST YOU OLD GIT :D.

If it's the M25 then the reverse is true!
