    Not entirely. I'd certainly be using it - and the quotes/issues - to try to negotiate down.

    But... at the end of the day, if the vendor doesn't play that game, then you have a choice. Stump up or walk. Only you know how attached you are to this house.

    Surveyors ... purveyors of doom and gloom. T'were up to them none of us would move and they'd all be on the dole there's the rub!

    In your position, I think I'd be studying Rightmove or Zoopla sold data.

    Done that been there, studied Zoopla and Right Move till my eyes pop out!!!
    Properties are very rare and nothing has sold in that crescent since 2012 and that was a smaller no garden house. Checked in a similarish village and prices are not that far out so we are thinking the surveyor is well wrong.

    I'm interested to know, did the survayor know what you had bidded on the property before he made his judgement or is that a completely unbiased number?

    I'd also be looking to find out at what it would be worth with the main works completed.

    Then it's your decision whether to proceed or not. People will pay over the odds for a property. Particularly when in short supply.

    Surveyor did not know what we had bid or if we needed a mortgage.

    So there y'go. It's not as if you have to convince a lender, so it's purely down to whether YOU feel comfortable at that price.
