    They can't get you out without your agreement though, so perhaps they will have to pay you a nice sum to give you the incentive to agree to go and you can wash your hands of the whole mess.

    Thanks. To be honest I will probably move at the end of the tenancy anyway because having this going on is not really what I want when renting. Cheers

    How's it going OP, have you had viewers turning up this morning or have the agent paid attention to your email?


    No one turned up. The agent said they would let the landlord know my position. I am not sure what will happen next!

    The problem with 'upping the ante' at this stage by refusing viewings etc, is that, should the property remain unsold at the end of your 6m STA, the LL is less likely to grant you another one.
    If you are not seeking to stay beyond 6m anyway, this is not an issue. You have the security of knowing you can remain for at least another 5m.
    No free lunch, and no free laptop ;)

    IF you get hassle you can politely remind them it is a criminal offence to harrass tenants.
    IF they want you out/access then they are welcome to take you to court. Your right to quiet enjoyment is longstanding in law I believe and I can't see how any judge in the land would rule in your landlords favour, even if it does say in the contract you are permitted to allow viewings. It could well be considered an unfair/unenforceable clause.
    Hopefully the letting agents have a vague degree of common sense/idea of the law and will have a word with the landlord and put him straight.
