            Have their been any court clases brought against a landlord for going round & kicking the tenants out in person for non payment of rent? I know it's illegal and two wrongs don't make a right but sometimes it's a lot less hassle.
 I don't think this is a good idea for a few of reasons.
 First, you're likely to get your collar felt.
 Second, you end up writing off the overdue rent with would otherwise only be delayed.
 Finally, they know where you live, or to be exact, they know where you're tenanted house is. If you resort to such a measure you run the risk of several bricks through windows, at best, once you have "encouraged them to leave", so to speak. At worst, they could totally trash the place both before they left and at any time in the future.
 Far better to bide your time and let the taxman do your dirty work for you.0

            Thanks everybody for their advice. I wasn't considering the heavy handed approach as mentioned because I would be in more trouble than them and they would still have the keys to wreck the place. I know someone who bought a house with tenants in it. They were allowed to finish their contract and then he would move in. When they got the keys back the tenants had stripped the place to a shell. Floorboards, pipes, they had even stripped as much cable out of the walls and ceilings that they could pull through. :eek::eek::eek: I could do without that.
 I got some rent paid into my account as promised but it was £50 short. I got a phone call off the male tenant on Friday (they are both named on the contract) saying that he has split from his wife about 10 days ago. He suspects that she has got another bloke on the side. (I don't know if this is another sob story or not) I know that she won't be able to afford the rent alone. I have not had a chance to call her yet as we had a major clear out of the garage and did two car boots this weekend (£190 for unwanted tat :j :j :j)
 I don't know wether to give her notice and apply for an eviction order to back it up. She has three children. Will it help her get rehoused by the council quicker or better still would the council take over the payments instead (£650 a month for a large Victorian terrace?) I know it sounds heartless but I am not running a charity, I need the money and my kids come first.0

            I don't think you're being heartless at all, and it would help her to get council accommodation if you started eviction proceedings. I lost a house through non-paying tenants, so I have a lot of sympathy for you.I used to think that good grammar is important, but now I know that good wine is importanter.0
