Selling sans estate agent

We are shortly going to be selling a deceased relative's house, and have a good idea of its worth following an estate agent's visit. But we have already been approached by two of her neighbours, both expressing an interest in buying it. They are both Asian and are looking for extended family accommodation, so seem genuine potential buyers rather than timewasters. As we have yet to instruct an estate agent, we would be free to sell privately if we chose to. But I wondered if anyone her had experience of so doing?
I'm happy negotiating and asking pertinent questions re how they intend to finance it, and we will be employing a solicitor to do the conveyancing.

An EA would "progress the sale" from offer to exchange. i.e. phone the buyer every few days for an update, and push them along.
e.g.
"Have you applied for the mortgage yet?",
"Have you booked the survey yet?",
"It's only a minor problem, I know a builder who can give a quote to get that fixed?"
So without an EA, you might have to do some of that yourself.
Also, it's quite legitimate to say to an EA "I've had private offers of £x, I'm happy to let you market it for 6 weeks to see if you can achieve at least £x + 1.5% (to cover EA fees)."
But that might annoy your current prospective buyers.
And make sure you are signing a standard "sole agency contract" which means you pay no fee to the EA if you sell privately.0 -
If your two neighbours are prepared to offer you £x, how much may the other 25,000 or so potential buyers who are looking to buy in your area be prepared to pay you......
Get four EA valuations, take the average, and check this against what you have been offered by the neighbours....20 plus years as a mortgage adviser for Halifax (have now retired), and I have pretty much seen it all....:D0
