Boiler certs missing on 7yr old property (purchase)

Hello All

We are approaching exchanging on a property that 7yrs old, its still under the Zurich garentee. Today we have been told by our solicitors that the vendour cant produce some of the boiler instal docs, its an oil fired system. We have the building regs compliance cert for the boiler stating it was installed by a OFTEC heating engineer but theres no OFTEC CD10 (Installation Completed Report) and an OFTEC CD11 (Commissioning Report) and our solictor has said we can ask the vendours to contact a plumber and recommission the boiler again and provide the (new) required paperwork.

Seeing as theres building regs for the boiler and everything else and as the property is on the Zurich scheme would that paperwork have been needed to get exceptence on to the scheme at the time of completion on the build ?

we are trying to avoid any unnecessary delays because of lost paperwork as we are at the point of being ready to exchange..
