You're over thinking this, learn to say 'no, thank you'.
Here's the example:
Agent: if you're not renewing you need to leave.
you: No, thank you.
Agent: you have to leave.
You: No, thank you
Agent: if you dont leave.....<enter threat>
You: are you threatening me with illegal eviction? I'm calling the police.
Agent: No, no, no, that's not what i'm saying.
You: Good, then we will move onto the Statutory Periodic Tenancy as defined by legislation. good day sir/madam.
Thank's for your reply, and the script ha! You are right I am totally over thinking it and it is totally stressing me out!! I don't like conflict. I have not been remotley stressed / bothered about the hosue purchase, it's annoying that it is deleyed, but it's nothing we can do as it's due to the house that our seller is buying so completley out of my hands, so I'm just like meh whatever, it will happen when it happens......dealing with this on the other hand is completly messing with my melon!

Most landlords won't just immediately boot you anyway: that gains them nothing, as they'd have an empty house. Most would rather just get a fixed date from you ASAP and then market the property in the meantime.
I agree though, say nothing and move onto an SPT, that gives you at least 2 months assuming the immediately try to evict. They may be perfectly happy with you on an SPT for a while anyway: when I last had a similar situation I just called the agent and told them I'd like to continue on the SPT and they had no issues. Confirmed with the landlord and we went on our merry way"You did not pull yourself up by your bootstraps. We have actually tried to go on SPT before and they refused. Infact at the beginning when they wanted a 6 month Fixed and we wanted 12 at the least (knew it would be a good 5 yrs before had enough for a house of our own!) they kicked off and said we would have to leave then as they didn't do 12 months, I ended up tracking down the landlord and speaking to him direct and he was happy with 12 months, so told them to sort it out. The agents were a bolshy nightmare!0 -

Write to them if you're really stressed and say that you are not going to be accomodating any inspections. That they are not to enter your property without your express written permission and change the locks.

If the landlord has been reasonable before could you contact him again? Or just write to the agents explaining the situation and that you wont be signing a contract but will give them proper notice when you leave. I have read the link from G_M which was very helpful and if I read it correctly then it means when our FT contract ends on 29th May, and we contact the agents and say we will not be signing a new contract, they can not force us to leave on the 29th when it ends can they?? Even though the contact ends on that date, do they still need to issue a S21 to get us to leave if we refuse to sign a new contract??
No, as already stated, if your contract started 29th May 2014 then it ends 28th May 2015. You can either leave 28th May 2015 but if you are still living in the property come 29th May you will have entered into a Statutory Periodic Tenancy. It's important that you get your dates correct.0 -
