Our seller wants deposit in cash on exchange

If the seller said at the outset he would require some of the deposit actually on Exchange of Contracts day then I can understand why he might be thinking "This is how I said it would be at the outset...so why are they trying to say they wont do it now?"
On the other hand, I can understand that that sort of comment might well have "gone in one ear, out the other" when OP heard it - as its so much outside the norm as to how things are done.
I'd be inclined to go back to that EA and say "I know this was stated by vendor at the outset and I can see that I didn't hear it being said BUT that's because its not the norm and I therefore hadn't expected to hear it. Okay = mea culpa on that. BUT vendor isn't likely to find anyone else who could stump up cash like that either and it would make by far the best sense for them to stick to me being the buyer of his house"
and also follow the suggestion (one I don't normally agree with) to ask others in the chain if they were willing to do Exchange and Completion on the same day for once. Obviously, others in the chain are entitled to refuse that - as this issue is nothing to do with them - but I guess its possible to politely ask if they would mind (and explain why). More "mea culpa" then...but you might be lucky and they would agree.0
