Sacking my agent

I let out my property with haart and the contract with my tenant will finish in may. Haart is pushing to accept a contract renewal but I would like to get rid of haart and avoid paying a monthly 70 pound fee.
I have received the last month rent so haart doesnt owe me anything. i am going to let them know tomorrow that I dont want them to continue ,as i will deal direct with tenant.
What are the typical things they would say in order to tie me in?

Any advice as to how to deal with haart to stop using their service? I am sure they have seen this before so they know how to deal with me.

All they can do is refer you to your contract with them.
