It's a buyers market imo, if a vendor gets greedy, ppl walk away and they wait another 6 months or so without a purchase. Buyer goes somewhere else and finds a better/ cheaper home, win win tbh.
Of course if they pull out when you've sunk money in, nothing much you can do. It is what it is and you just move on.
It's a shame we can't leave reviews for particular houses on sale such as if the seller is rude, greedy or wasting time"It is prudent when shopping for something important, not to limit yourself to Pound land/Estate Agents"

Personally I always focus on what I need to achieve the next house, not what is the maximum I can get. Anything left over is a luxury!0

Depends on where you live. Around here it's a seller's market still. Prices still going up, although not as quickly as last year.0 -
We viewed a property late last year, it was reasonably priced at 165k so we offered asking price. EA came back and said vendor wanted 170k to remove from the market. We declined, EA did call a few days later to ask again if we wanted to increase our offer, we said no and withdrew completely.
I am waiting for it to be updated on rightmove so I can see what it actually did end up selling for.
I think some vendors become greedy although I guess it is human nature for some people to try and get as much as they can.
There are also the dodgy EAs and there are plenty of them.
We had nothing but hassle trying to offer on houses with EA late last year for various reasons e.g. insisting we see their mortgage broker, not passing on offers, possibly making up other fake offers etc
Our previous sale fell through and this time we offered on a house that was with a smaller EA and it was lovely to offer and have it accepted with no game playing, no pushing for us to see their broker etc0 -
