Tenants asking to not pay rent this month

The current Government decided that tenants should be able to look after their own financial affairs, not be nannied by the state.
They will pay the HB to you as soon as they are two months in arrears; so if they do not pay next month and are one day late the following month, you need to get in there.If you've have not made a mistake, you've made nothing0 -

Write a statement of account, rent due and rent paid indicating all the occasions when they have paid late.
Tell them that next month's rent needs to be paid on time.

And that you re-secured it properly and re-sent the prescribed information within the required timescale when you renewed the tenancy?

That you have got the deposit secured properly?
And that you re-secured it properly and re-sent the prescribed information within the required timescale when you renewed the tenancy?
And that you have an up to date Gas Certificate and issued a copy?
Yes we are in England and gas is all up to date.
This is a bit of a problem. The original deposit was paid to the letting agents who were supposed to change it to be registered in our name when we took over management of it (they refused to return it to tenants so they could then pay us - they insisted the only way they could do it was just send it to an account we set up with the same DPS). Despite repeated phone calls/emails/letters they didn't change it to our name. I finally got this done months after the tenancy started and then sent the info to the tenant straight away.0 -

Giving the PI again is no longer required.
There is no change re. "re-protecting": It must be done if the scheme requires it, as before.

I too find it unbelievable that the tenant would even ask or by the sounds of it demand such a thing! I'm incredulous on your behalf!
The fact they thought they could get away with this would seem to indicate that the proper tenant-landlord relationship has broken down in the case perhaps as you have been too soft on them in the past. But the past is the past, use it as a learning experience and move forward.
Personally I'd use this as an opportunity to draw a line in the sand and reset the relationship to what it should be - a business transaction with clear terms and conditions. No ifs, no buts - pay!

I just called my mortgage provider and asked to be let off this months payment, to my astonishment they said no!:D

The tenants aren't your friends, they're a crop that you farm for cash. If you live near them, put a letter through their letterbox telling them you expect their side of the contract to be honoured, and enclose a copy of the contract with the rent stuff they contracted to highlighted.
And educate yourself on Section 21, you may well discover you will need to issue one..................
