Co-Op/Clydesdale/HSBC mortgage

Hi Everyone

I'm FTB with high income, good credit score, offer accepted last friday with entry date set to early June but as more I'm digging the less faith have in any of them

Co-Op - lots of trouble since 2013, reducing staff and branches but still trying to keep their high ethic

Clydesdale - problems with valuations causing massive delays

HSBC - horrible stories with Countrywide Conveyancing back to 2012,

What's the lender reputation in these days ? who's got the longest waiting list what can result delays and effectively sale failing through ?

I would appreciate if anybody recently dealt with any of them and can share experience and give some advices in terms of which one is safest to use

    If you apply to co-op directly last month they had a waiting time of a month to speak to an advisor (I used to work for them so know a few people who work there). You could apply to platform via a broker which is co-op and saves you a month.

    Call up the lenders and ask them about their timescales.

    Thanks for a fast prompt. I phoned them today and asked how busy are they. I've been told they are busy but it's quite normal and not got a timescales. Co-op mortgage advisor assured me that applications are dealt very quickly (4-8 weeks, but majority is 4-6 weeks to get mortgage offer) and once submitted you will get a dedicated contact for updates, is that true ? Don't know who to believe ?

    Believe my case is straight forward (FTB, high income, good credit score, no loans, debits etc..) so can't see how broker could speed things up. I might be wrong but my understanding is that lender mortgage advisor would help me chasing in case of any problems ?

    Why say its got to be done quickly then go for a lender with an expected month long wait to get the app in followed by an optimistic 4-6 week wait for the offer.

    If speed is the key there are lenders that could turn it round in a week.
