What to offer? I am in Scotland

House we are looking at has been up for sale 6 months, originally offers over £300k, there was an 8% reduction in price 4 weeks ago, now offers over £276,500.

I popped into the Estate Agents today, they dont know me and its my partner who has called them before and arranged viewing last time (I have never actually been in an agents store before, always look online and phone to make viewings but thought I would see if I could do a bit of digging)

I told them I was new to the area and looking for a house, max budget £275k. I was wondering IF they would even show me this house we like as I did think that since it was offers over then they would have been looking for much more than the £275k.

Agents showed me that this particular house is available (the one we like) told me seller would accept £280-285k without me even asking what they would accept. I was pretty shocked she offered this info. Or is the agent just pretending its in my budget so that I view it, fall in love with it and start offering only to be pushed and pushed way above what the agent said the seller would accept? Or is the agent being honest and just wants to get rid of it?

They had a buyer - their mortgage fell through last week. It is a separation/divorce. When we viewed 3 weeks ago the seller showed us around, house almost doesnt look lived in now as it was like a showhome. Agents said today the seller has not got a place for themselves yet.

Given this info what would be a good starting offer? Thanks!

    You really need to be seeking the advice of your solicitor, although asking for suggestions on here might help you set some boundaries on what to offer.

    It's so darn annoying in Scotland, ain't in Ellie?!

    Sometimes a fixed price system would be so much easier. I'm waiting to hear back from an offer after it went to a closing date at 12pm today and even though I offered above asking price and value, I still don't reckon I'll get it :-(

    Anyway...what's the HRV for the one you've looked at?

    To be honest if they've dropped from £300k to £275k I'd be inclined to believe what the agent is saying. Although you could always try and offer £275k and tell them that's your only offer, take it or leave it. They might just go for it if it's been on for 6 months. Although when did it go under offer with the people whose mortgage fell though??
