is it legal to rent to "students only"

Saw a cheap room to rent
Called the estate agent
They said "students only"
I said "why"
She said because there's a lot of students living in Loughborough

Obviously she is a bit slow because I was obviously only interested in reasons that excluded me from renting so here it is

1/ is it legal to rent to "students only"? Since it does smack of 'ageism' which is illegal

2/ if its not illegal then why might a landlord exclude me from renting a room

I must be missing something here

    It's probably to do with council tax.

    If 8 students live in a house, nobody has to pay any council tax.

    If 7 students live with 1 non-student, council tax becomes due on the whole house - and in an HMO, the landlord will have to pay it. So, having you live there could be pretty expensive!

    Having seen the houses my student son has lived in I'd say the LL has done you a favour.;)

    I have a cure. Anything my son left out ended up under his duvet.

    When he was young this was stuff like Lego and toy trains

    As he got older it was dirty pants and socks and assorted dirty clothing he could barely get in the bed

    Older still and he ended up sleeping with a block of cheese he left open in the fridge

    When he moved out into his first flat he kept forgetting to take his old scrap of a bike so that ended up on the back seat of his car

    I noticed it was still there for about 2 weeks until he eventually junked it

    I think I would manage :rotfl:

    There is no age to be a student.

    Now, if you are 50, a full time student and they refuse then that would be age discrimination.

    assuming the reason for refusal was the age of course, as opposed to a bankruptcy history for example.

    Not sure what the situation would be if the other 7 tenants said "we don't want to share with OP (no reason given) and LL decided not to upset his existing tenants......

    The "cure" doesn't sound very effective if he was still doing it when he moved into his own flat.

    "Therapy" is a better word. Therapy for the son who may (or may not!) benefit from instruction in how to live with others and therapy for JethroUK who no doubt felt a lot better in administering the "treatment" (successful or not) :). I empathise.

    One non-student would generate a maximum charge of 75% , only with 2 or more non students could the charge be 100%.
    I no longer work in Council Tax Recovery but instead work as a specialist Council Tax paralegal assisting landlords and Council Tax payers with council tax disputes and valuation tribunals. My views are my own reading of the law and you should always check with the local authority in question.
