Invisible damp proof course?!

Does anyone here know about damp proof courses?! My homebuyers survey said that my prospective house buy had some areas around one corner of the house where it was too low, but when I went around for a second viewing, neither me, two other families nor the estate agent could even identify *any* of it around all three outer walls! Would this be usual? I thought I knew what I was looking for, but every row of mortar from 2 inches under the earth to 3 feet up look identical. It's dated 1995ish and pretty nice house build with brick detailing etc. clearly not built to a poor budget. Confused!

    Is there any damp in the property? If not, what's the problem?

    Well you don't always get a nice thick membrane peeking out at all points, but it's rare that you can't see anything at all.


    Why not just ring up the surveyor and ask this question? They are the expert and although it's just a homebuyer's, I'm sure they wouldn't mind if you had this one brief ask of them.

    Sometimes its just where a patio has been added bringing it too close to the dpc - rarely causes any issues.

    Sorry no photos, should have taken some, whoops. I'm waiting on the surveyor's opinion but it was 8 weeks ago now and I fear he may not remember specifics. It's not causing any damp issues anyway as such, I'm just aware that if/when I come to sell the house in the future, this is going to pop up again on the next survey and potentially, *I'll* end up paying for the repair rather than the person I'm about to buy off now.

    Don't forget the surveyor often puts down anything short of a meteorite that "could" cause problems to cover their a*ses!
