Desperate to sell house

No floor plan.
In nearly every room, either wall coverings or carpets are "too busy" - I'd want to redecorate almost the whole place.
Similar local properties are available up to £150K cheaper.
Sorry OP, I wouldn't even view it at the price you're asking.

It's not hard to find on RM: 5 bed detached, Woolton, Liverpool. £575K.
OP doesn't seem to want a link added.
Ah yes, I remember it now - the very 1980s one with all the swags and tails etc that Tancred seemed keen on
It doesn't seem as though the OP has taken the advice given here back in 2013 on board - still no floorplan for starters. I'd expect to see one for a property half that price (in fact I'd expect to see one for most properties these days!), let alone one for well over half a million
Just glancing around various threads on thus sub forum shows that posters in many locations are still succeeding in selling their properties - some in a matter of days. Of course the OP admits her area (and price bracket) are slow moving, but at a risk of repeating a hackneyed and very familiar phrase in these 'ere parts - "if it's priced correctly, it will sell".....so I'm guessing the house in question is still not priced to sell
If someone is *really* desperate to sell - as we were last year, having found our dream house - you pitch your price to get it sold quickly. Even in our very slow moving area we managed to achieve a a sale within five weeks by pricing realistically......
Perhaps auction is the way forward for the OP?Mortgage-free for fourteen years!

What's with all the Rosewood coloured timber? Get some F&B on it pronto!0

From OP's 2013 post they started out asking £720,000 and then dropped to £689,950.
According to zoopla:
Previously listed for sale on 3rd Sep 2013 for £689,950
On 25th Feb 2015 was £595,000.
Current listing is asking £575,000.
So the price has been reduced. OTOH the property looks fine to me so hard to see what else it could be. Maybe it's too big to be affordable for anyone who wants that type of house?
It's no longer got the stamp duty cutoff at 500K, but then neither has any of the competition.
OP, I'd find the nearest comparable that has actually sold and go to that EA for a valuation. Really as it's on rightmove an zoopla the buyers will have seen the listing. so if they didn't bite then I'd say it's the price. Although the decor isn't currently fashionable it looks neat, clean and well cared for and I'd assume that any buyer would want to refurbish to their own taste if the price was right.
A quick sale company will take you to the cleaners so you may was well drop the price again and sell in the normal way.
Also is there any mileage in talking to your lender, will they give any assistance to help your cash flow. You should be paying all you can towards the mortgage.0 -
It would get snapped up at £450k.
"We Buy Any House" will give you £300k
You could get lucky at an Auction I suppose.
But why not take control for yourself and market it around £450k?
Just my couple of pennies...0 -
The furnishings are very 1980's suggesting to the viewer that nothing has been done to the house since then - that's 30 years without updates or repairs.
It's overpriced.
Sorry.
 Don't know what I'm doing, but doing it anyway... :huh:0 -
Love the garden, but the house looks incredibly dated. Maybe whip out the white paint and go for some neutral carpets?0
