Estate agent wants to see my MIP/AIG

I have one, but I am just wondering, should I be showing it to them? Surely because of the figures on it, it will be detrimental to any negotiations on offer I wish to do as they will know my theoretical maximum?

    Equally he will want to assure his client the vendor you are good for the money and not a tire kicker. What you pay for the property is up to you, not he EA.

    You need you best poker player face on when dealing with the EA.

    if you have a mortgage broker just ask them to call the agent to confirm that all is okay re: funds and the purchase.

    Equally your mortgage offer could be used as evidence that you are in a position to buy any number of other places, not just this one, and therefore the EA needn't start getting cocky quite yet.

    What stage are you at?
    Have you had an offer accepted? If so then I think it's reasonable to show it to them.
    If not then refuse.

    "Apparently", the vendors are saying that they won't do second viewings until the agent has seen an MIP because they have had accepted and offer and it fell through because there was no MIP.
  • People who are setting conditions to even allow you to inspect what they're trying to sell are likely to be difficult in other aspects of the transaction.
  • It would seem reasonable to ask for proof shortly after offer acceptance (so if you don't produce it in a timely manner they can go straight back on the market or accept another offer they'd received) especially if they've been burnt in the past and want to be cautious

    Denying second viewings without offering proof is heavy handed though, especially as it's not much hassle for them, just the agent. So if they don't like the thought of that you may also find they're difficult throughout the conveyancy process as the poster above says.

    Post a note to the vendor explaining what the estate agents are saying, just to see if they are lying or not.
