Wow, cheers guys its fantastic having a board like this where sound advice like this can be gleaned. Daft question but hows about if they made an offer with a mortgage in principle and I accept it can they then move in and pay me rent until completion? At least it then proves they have intent and are credit worthy, or am I just totally naive?
Totally naive. If they live in a house they dnt own, they are tenants. All the same stuff said above applies, whether they have a mortgage offer or not

An AIP is no guarantee they'll be accepted for a mortgage. By all means take the property off the market but don't let them move in.
Even with a periodic tenancy you can't evict for the first 6 months anyway (can't remember why).
It might not be a scam but has the potential to get very messy.0
