Thank you to everyone for all your help. Again much appreciated.
I have a few things to investigate now - I will look into the Trading Standards option too - at the very least I will ask them for advise.
I have checked both ARLA and the NAEA and they are not registered with either, most other agents within the area are however.
With regards to the deposit - I have asked the tenants to find out from the Deposit Protection Scheme (DPS) to see whether the deposit was actually held there - as the tenants were never provided with any of the the details we can only assume that it wasn't but we will find out this week for definite.
I also do have a recorded telephone message from Richard Sweet apologising for the late payments, bounced cheques and also saying that he would be making the payments, that might help as evidence at court - I hope so.0 -
Whose account were the bounced cheques drawn on?
The cheques themselves are evidence of debt. If they came from a personal account, they might be enough to let you sue an individual rather than the limited company.0 -
Susan Helen sweet is listed as director of each of the above companies. Richard sweet isn't mentioned on the latest incarnation.

Genuinely surprised by this. Sweet have been around for ages. Not the best agent we dealt with, but always gave the impression of being a robust, if somewhat gaudy independent company. If an agent can't make money buying, selling and renting in this market, something must have been seriously amiss behind the scenes.Been away for a while.0

Like all the other Landlords ,I have been awarded £3300 by the Property Ombudsman ,Sweet have told them that he has ceased trading and the administrators have been appointed,I have also been in touch with company house at this present time they have got them down as active.
Sue Sweet resigned as a director in October ,there was also a 3rd director who resigned about the same time,very convenient,what I would like to know is there large house in Lordswood a company asset?

I have received a letter from the administrators, I have completed my claim - let's see what happens.
It appears as if they are still doing business - working on getting this confirmed - and will report back once I know for definite.0 -
There are currently 4 unsatisfied CCJ totalling about £15k against Sweet Lettings Ltd (co reg 06558218), which is in Administration.
Richard Duncan Sweet is the only active Director. He is also Director of Sweet Estate Agency Ltd (co reg 07465596) which too is in Administration.
Both are recent insolvencies (08/04 and 10/04 respectively), and there are not yet any documents lodged at Companies House. Some firms are permitted to trade during administration, others are not. Administrators are Kirker & Co, Centre 645, 2 Old Brompton Road, London SW7 3DQ.

MySweetProperty Ltd (co reg 09279895) is a new company incorporated in October 2014. Interestingly there are no current Directors, but Susan Helen Sweet is a former director of this company and the two companies in my previous post.:heartpuls Mrs Marleyboy :heartpuls
