The contract will not be silent, but perhaps you are not understanding which part to look at,
If it is 'sole agency', then you don't pay a fee.
If it is 'sole selling rights', then you do.
If it is 'ready, willing and able', then what on earth were you thinking when you signed it?
Which one of these have you signed?

            I am guessing this the main reason EA want a for sale board displayed, so that even if you sell to a friend or neighbour, they can claim the person only found out the property was for sale due to their board...20 plus years as a mortgage adviser for Halifax (have now retired), and I have pretty much seen it all....:D0

I just reviewed ours, and it clearly states "....that we introduce..." in each line of what our EA deems as chargeable service, so if I was to find my own buyer that is not on our EA's records, then I should not have to pay a fee.0 -

Sounds like yours is a 'sole agency' contract.0 - 
            My daughter wanted to change EA as hers was rubbish. When the new EA came round to give valuation to sale we asked him if we found a buyer ourself what would happen, he said they would only ask for a small fee which included dealing with the paperwork which was good. Anyway next day she did find a buyer herself and it saved her around £500 not alot but still a saving.0

            If it is sole agency you should not pay any fees. Re the payment for any listings, photos the costing should be listed in your T & Cs. Luckily mine crossed all of those out so I didn't have to pay anything. I took a bottle of wine in and thanked them for being so helpful. Previously I have paid £120 for the marketing pack. Look at you T & Cs to be sure0
