Don't bother your vendor, they can't help any of it. If your buyer phones again either don't bother answering it or tell them you've left a message for your vendor and are waiting for them to get back to you. There's nothing your vendor can do, any more than you can. Do what you said and try and sit back for a while. The easement issue could mean a long wait, or it might be almst sorted. Your buyer really should chill. The 29th is still in plenty of time for the new term.
Aww why can't people just be patient? Everyone should understand that as long as everyone EXCHANGES that is the most important thing, completion is secondary, and will eventually happen. Until exchange it is a bloody nightmare with everyone pushing a pulling and arguing Aaaarrrrgggh0 -

We didn't exchange today and therefore won't complete next week. Our buyers had been chivvying us at every turn, but were surprisingly sanguine when I spoke to them this evening. We still want to exchange ASAP to fix the date of 29th Aug if we can.
My mum is a different kettle of fish and has got in a spin about where she is going to stay for the next 2 1/2 weeks. We've offered to book her into holiday accommodation (would put her up with us except she wouldn't like it much with boxes everywhere and no spare bed!) but she can't seem to get over the disappointment.

After a lot of to-ing and fro-ing (including a very fraught conversation on Sunday evening when our buyer told us their buyer was very upset about the next available date being the 29th, and wasn't there anything we could do to persuade our vendor to have less time between exchange and completion? We tried, apologetically of course, but the answer was unsurprisingly the same) we may be at least getting a little closer to exchange.
The bottom of the chain is getting a CHAPS transfer for his deposit today. Our solicitor doesn't think the funds will be transferred in time for them to actually exchange today but seems to think it is fairly likely for tomorrow (barring something going wrong with the transfer of funds, I suppose).
So am keeping everything crossed still. Would be so nice to exchange before the weekend. Sorry for talking to myself but it helps me keep track of where we are with all this!0 -

The stress of buying and selling a property is terrible and I really feel for you. My daughter was in a similar position but she wasn't selling she was buying. There was no chain involved as she was a first time buyer but for some reason the sellor dragged his heels (the vendor is selling off a row of cottages one by one that he owns). It took 6 months from when my daughter put the offer in and had it accepted to finally completing after asking my husband and I to get involved to speed up the process. She is now happily settled but I can remember the tears and frustration from her and the difficulty she had in contacting the vendor.

Ooh, that is horrid and I must admit I think we have actually been pretty lucky to get to the point we have today, I was fully prepared that things might be dragged out further. I actually think 14 weeks from instructing solicitors to completion for a chain of six is pretty good, even though others in the chain were not very happy. I have heard so many people whose purchases have taken 6 months or more.0 -

We were supposed to exchange next week (24th) but I dont think that will happen now - top of the chain (of 3) holding things up
