Right time of year?

This is a separate thread to my previous question because I would appreciate separate answers (I am trying to be organised today!).

I am thinking of selling privately which would involve expenditure on several popular house websites. I am with an estate agent at this time.

What is everyones' opinion of doing this relatively late in the year? Would you do it now or wait until next year?

    Id just do it whenever you like. the market is sticky outside of london ( although id argue in some parts of london proeprty is still sticking in some parts) where abouts are you?

    South Wales. A graveyard has more activity than the market here.

    We are literally giving the property away at the current price and yet we have only had 3 viewers since January!

    how have the agents been? have you mystery shopped them?

    We have tried all the estate agents' that we can (there aren't that many here). They all seem hopeless and it baffles me how the smaller independents stay afloat!

    We are only on fish4homes.co.uk - the pictures look okay but the description has been written in uppercase only making it very hard to read.

    I have paid to go onto houseladder.co.uk so at least we have complete control over images and text. Here's keeping all my fingers and toes crossed!

    if you are only on fish4, then that will limit things HUGELY. Honestly, i wouldnt even consider an agent who doesnt use RM or PL, fish4 property finder etc are all jokers IME.

    Im wondering whether youve thoguht of using house network? they get great reports on here and Ive used them too. theyll get your house on rightmvoe and its only 500 quid., the pictures are superb. you do the viewings yourself, but they field the phone calls.

    I'm in South Wales too and just sold my property in Cardiff- obviously it depends where you are and the property you are selling but I wouldnt say it was a completely dead market.
    What I did learn was that my property was priced too high - so, I repriced it and de-cluttered some more and 1 week later got a sale. The bonus is that the slower market meant we could do a really good deal on the house we are buying - its all relative.
    It took us 2 1/2 months to sell.

    Try posting your ad on here - I got loads of good comments on things that could be changed from MSEr's which helped loads.

    It's so importantt oget the house on Rightmove. I don't use fish4 at all when I'm looking and, tbh, I wouldn't even bother sticking a board up if it wasn't on rightmove.

    I would also recommend www.housenetwork.co.uk over house ladder as your property will be seen on rightmove.

    People buy houses all year round. You can expect August to be quiet for obvious reasons, but even that doesn't really matter.
