HMO house fire alarm regular checks & price

My LA told me that under law I should be testing out my BTL HMO property annually. (correct this if wrong)
The property has 2-3 alarms connected to the mains as per the HMO regulation.
Also LA said it will cost £90 +VAT what do you think of that price?

    You presumably already require them to do routine inspections to fulfil your repairing obligations and the HMO management regulations.

    Well tell them to press the little button and confirm each alarm operates. Record the fact on their inspection checklist. Job done.

    Even if a special visit were required by an electrician (which it isn't) £90 would be expensive.

    I've told them to ask for clearance by me in everything they do so that I can monitor their actions on my properties so asking is fine.

    Aren't the tests supposed to be from certified fire alarm technicians though?

    Not that I know of. Why would you need a certificate to press a test button?

    Perhaps ask the LA to direct you to the legislation requiring such tests and then we may both be enlightened!

    the testing of a fire alarm system can be carried out by "the responsible person" which in the context of an HMO means the LL, his agent or any other person appointed to do the testing. it should be done more than once per year and a log kept recording the test dates

    servicing/maintenance of the fire alarm system on the other hand must be carried out by a "competent person" which typically means either the company who supplied the system or an electrician

    Sorry to dive in here.. generally you are correct.. particularly in regards to the "competent person".. but just for clarity for the OP and future readers.. an electrician.. may or not be deemed competent to work on the system depending on a number of factors.. the definition of a "competent person" covers more than just a certificate..... loads on the HSE website in this regards..
