We bought our first house in '09. If I remember correctly the seller provided basic surveys. Have things changed?Are you in England? That's not how things usually work. (Could be different in Scotland.)

The sale isn't really 'formal tender' it seems. We put an offer in and provided 'proof' of funds.
The house was advertised as 'offers over 200k' which we did offer.
They have now come back and said they hoped to achieve 217k and are ringing around all parties to ask if they want to up their offer.
Seems strange to me, and I don't like they fact that they have seen our hand of cards as we provided 'proof of funds'.0
