As a buyer I ignore the offers over bit...... Ie if a place is on for £100,000 or offers over £100,000 and I like it my first offer would be no more than 85,000 in both cases0

There's a house near me that I've been monitoring for a couple of years, wondering whether it will ever be sold.
Two years ago it was about £525k, but it seems to change agent every 3 months and rise by £25k, before being reduced again.
Since Christmas it has been £600k, 650k, £625k, off the market at £585k, then back on at OIEO £600k, then £625k.
In the last week a new agent has been instructed and the price has risen to £685k!
It must be a nightmare for the agent. Apparently they've had plenty of offers but the seller can't find anything he likes...
I'm too new to post a link but it's in Rushmoor, Farnham , Surrey if anyone's interested.

If the market is strong even the EAs can't be sure how to price - during the london bubble a house I liked was marketed at £325,000 to £365,000. Crazy, yes? It sold for £375,000.0

Seems a bit odd. I've seen prices reduced but never noticed a price increase.
