Economy 7 no hot water. Help pls!

Hi, I currently let a property out. There is no gas to the estate so economy 7 is used. A few weeks ago the tenants didn't have hot water but the heating was fine. I got a plumber and electrician out as we suspected that a couple of things might have happened as neither the overnight water or boost was working.

Eventually both the heating elements were replaced and a new boost switch. All electrics were checked and as the fuse board was old I got that replaced too. All was working fine.

Now after two weeks the tenants have contacted me again - they now only have hot water when they use the boost. So the e7 bit isn't working. No fuses have blown.

I have contacted my electrician but can anyone here shed any light on it please? It has been a nightmare sorting it out and obviously tenants aren't happy.

Thanks!

Sounds like the main heating element or its fuse has blown.

This can happen with new elements, especially budget ones, or if the element has been installed without proper care.

The E7 side is working fine, or the NSH's wouldn't charge overnight. As above, either the main element or wiring and switch supplying it is faulty, so it's up to your sparky to put this right.
I'm wondering if maybe the hot tank is scaled up to the point where the element is failing?

  • Thank you guys. Sparky is going to take a look this afternoon. The element was replaced two weeks ago so would it still be that?? Will check out the scaling too although I would have hoped the plumbers would have sorted that. Thanks again :)

Could well be, especially if as previously mentioned, it was installed without proper care.

You'll have to wait for the official diagnosis, but if the spark agrees it requires yet another new immersion heater then, if he supplied the original, it should be up to him to rectify at no cost to you.
