  • I'd go for option 3 as I much prefer separate kitchens and living rooms, but I can't see a window in the kitchen on that plan. Would it be possible to put one in? If not I would keep it as an open plan living/kitchen area, because windowless kitchens can be pretty grim and hard to air out cooking smells.

    Yep, a hole in the wall has to be made for a window. Sorry I forgot to add this window in my initial layout 3. I've now modified it.

    Any more input on the new layout and prices for renovations?

    I was thinking about the new plan last night and was worried about the size of the new bathroom. I think it's going to be 1.75m x 1.7m inside the bathroom. Is this considered too small? I should still have enough room to have a bath, toilet and sink but not sure if it'll be too cramped.

    Also would you guys recommend having oak flooring in the kitchen? (I'm going to have that in the hallway and living room). I guess tiles are more durable (thinking about water spills here) in the kitchen but it might look strange if you tiles in the kitchen part and then tiles in the hallway. What do you think?

    How are you going to fit those items into the bathroom and a door to get in and manouvre?

    This is a few years old (hence the beige travertine) but it's an 180x180 ensuite we created, photographed with a wide angle lens so it looks more generous than it is. The loo is immediately to the left.

    The average british bathroom is 240x180. I think you need that much if you're hoping for a bath.

    Thinking about it - have you included fitting the bathrooms and kitchens in your list and the quote?

    Without VAT, £9000 will buy you six weeks of two subcontractor type builders in the Midlands @£150 a day. It won't buy a project manager and electricians, plumbers etc are also more expensive.

    There isn't enough detail split out by job on the quote and I'm therefore worried that your spec doesn't include enough detail and that you're going to get stung on 'that wasn't included'. On the previous price, £3820 buys you one guy for five weeks. To get anything done, you really need a labourer.

    One guy doing everything is not going to buy you a high quality finish. A team of correct trades is going to cost more as you're asking for a project manager, regardless of whether you're buying stuff.

    I'm not entirely convinced of the way you're doing this, but we all start somewhere!

    I'm pretty sure there will be enough room to fit all those in there. Well the builder seemed to think so. Also dimensions of a standard bath is 1.7m x 0.7m I think.

    And yes his prices included all labour costs but not materials.

    Our bathroom is 1.9m x 1.7m and that is one of the smallest bathrooms I have seen. So, yes, yours will be small and will be a tight fit.

    His quote includes VAT. And he has a team of labourers, plumber/electrician. He's the supervisor/project manager.

    Why do you say you are not convinced with the way I'm going about this? What would you change?

    Is your property a house? Mine is only a 2 bed flat.
    I think this is the only way I could move the bathroom to the middle (so people wouldn't have to go through the living room to go to the bathroom) without having a tiny kitchen.

    Or I might have to stay with the current layout (which will probably save me anywhere from 5-10K for labour and materials)

    Do you have pictures of your bathroom by any chance?
