My advice was not to spend large amounts of money on changing the design. That it would be better to refurbish, sit tight and then move on at some point in time. This isn't a ''forever'' home and so presumably he will want to move on. However, if he wished to change the layout, then seek the advice of an architect.

Options 1 and 2 didn't advise the OP to move home.
Your friend's house may be stunning, but none of the OP's plans included an extension. Guess that was why ManofLeisure suggested an architect to take a good look around - see whether it was possible?

I was being jestful, what with having a sense of humour and all, but as well as the options, MOL says that he would move on as soon as possible, which I do think is a bit sad.
I've given more qualified advice on this thread than anyone, so I'd thank you for picking me up on being unhelpful by daring to mention an extension and warmly welcome you to take my place.Everything that is supposed to be in heaven is already here on earth.

I didn't perceive your remarks as being ''jestful'' - although I'm sure they were.
If I were living in a property where the noise of the road was bugging me and the noise of the neighbours too, then I wouldn't be planning to stay for ever. Nothing sad about that and I'm sure many people would feel the same.

Hey guys sorry was in Cardiff yesterday to watch one of the rugby world cup games and back in London today. I will need to make a decision on the renovations this week and start the work next week.
All of you have made good points and given me plenty to think about. ManofLeisure and Doozergirl, really appreciated your advice. This probably won't be my 'forever' home unless I keep the flat, rent it out and buy a bigger property (possibly a house) down the track.
The real estate agent that came to the flat also said she'd keep the current layout and refurbish to a good standard. So I'm leaning towards keeping this layout now.
By the way there's already an extension at the back of the property housing the current bathroom and kitchen. I won't be looking to extend to the side as it won't add that much room but will cost 20, 30K so minimal return.0 -
Guys do you know if I need building regs to replace current doors and windows with uPVC ones? What about replacing gas pipes/radiators and installing combi boiler?
If so will I have to pay separate fee for all each type of work (say I'm also changing the layout slightly and punching holes in the wall and creating a new bathroom)? This could become very costly!

You don't need building regs to change doors or windows, but the contractor must be fensa registered.
Why don't you look at similar properties online via rightmove to yours , see what layout they have. Also see difference in price.0 -
Forgot to add, no building regs for new radiators etc, but plumber has to be corgi registered.0
