    It's nothing to do with the amount of land. It's to do with the willingness to build on what we have. You could double the number of houses in this country without causing a general land shortage.

    per capita scotland has more land than france, yet scotland builds the same as england on a per capita basis

    so whats your simplistic wrong prognosis for that?

    What happened as soon as house builders got even a hint of prices dropping in 2007? All of them shut up shop and mothballed all their sites on day one. You could hardly move for part finished developments.

    Precisely what didn't happen was a massive increase in producing houses and flogging them all off cheap. Quite how people intend to persuade several ftse 100 companies to rewrite their business plans and break it to investors that the value of the company is about to halve is beyond me.

    As soon as the market goes south, supply will be throttled back again with the resultant job losses to boot.




    oh how some posts remind me of how stupid i was in the past, fortunately for you if you choose to accept it you have my wisdom to learn from


    if you look at the UK there are many regions and many councils

    pretty much the same cost of labour, same types of homes, same material costs, same pretty much everything

    but the build rates vary DRAMATICALLY and are indeed almost totally irrelevant to local house prices


    only one thing can explain this huge difference in build rates between councils, the dam QUOTAS the councils set

    it really does all boil down to the number of stamps issued.



    the UK did see a drop off in new builds post credit crunch as there was a ....credit crunch.... people and companies could not borrow at all in some circumstances and worse yet in other loans were not renewed forcing repayment of debts effectively calling in loans.

    The big builders at that time were in dire straits. some posted BILLION POUND losses and taylor wimpy almost went bankrupt. for a few hours their shares were trading at very close to bankruptcy prices.

    the credit crunch also artificially caused prices to fall somewhat which with accounting rules required the writing down of land banks putting the builders in more !!!!.

    overall the observation that the builders built less cos they were greedy and wanted to wait for prices could not be more wrong. the builders were fooked over by the credit crunch and many went bust some went begging to their shareholders for capital injections and even the biggest TW was close to the ropes

    It is going to be a great pension for us, not only is it going to dwarf our other pension income, it was bought for us by tenants just like you, and it has given us a large profit before retirement too.

    I could not be bothered to look for any more examples of which there are many, every post intended to wind a few of you up. There is not an ounce of truth in any of this guys posts, so don't let him get to you :-)

    Whatever scenario, whatever policy, whatever the housing market does, even if the Earth was about to be hit by a giant asteroid, the great 73Kg Chuck Norris would come out on top because of his "amazing planning"

    In all probability Mr Chuck Norris is one of a handful of types on here who fall into a few category's, he is borrowed to the hilt or more likely he came upon property by chance, inheritance or RTB I guess.

    Most people when they have great amazing lives show no anger and just live happy contented lives, they DO NOT spend the vast majority of their lives on an property discussion board trolling and snipping at other people fighting with so much venom to convince you he is happy, why would you if you was "SO HAPPY".


    P.S What a shock, he is logged in a ready to go for another day. On a great day like this you would have thought he would be off "cycling, running or swimming", what a guy.

    Crashy why do you disappear every time someone asks you what your long term saving plan is?

    As you don't own property do you have a workplace pension, SIPP, S&S ISA, Gold, P2P etc or do you just save in cash?

    Actually yesterday morning I did go jogging with my dog on Mickleham common, I only jogged because I suffered a slight knee niggle (not bad enough to call an injury, but enough to be careful) on Saturday when I did my weekly long run (9 miles, my target is the Dorking 10 mile road race on 7 June, subject to avoiding injury). I later went cycling (not particularly fast, just a leisurely pace) with my wife and dog in the afternoon. As you say it was a really nice day, so we had an early dinner outside in the garden, to enjoy the sunshine.

    For the record I have never bought with right to buy or inherited a penny, and my mortgages are less than £600k, so a very low LTV ratio.

    I think I know why you say that there isn't an ounce of truth in my posts, I think it is because you don't even know anyone who is successful, let alone experienced success yourself.

    EDIT: Go on, embarrass yourself even more, why don't you highlight what lies that you think that I have told, I would of course be very happy to substantiate anything, we could even make the 'loser' pay something to charity. What do you think, don't be shy in coming back, after your (totally uncalled for, you remind me of my BIL, do you have some serious issues?) outburst everyone here will be expecting you come back and respond, you aren't going to disappoint them are you? The one thing that I would say is that my current weight is actually 74kg, but I don't think that should be classed as a lie, I'm not going to update my signature for small changes like that.

    Yes, you are correct, he is very quick to criticise and mock others for their financial planning, but he never comes up with any feasible alternatives.
