  • Worth noting that if your solicitor already has the survey and they are acting for the lender they may be obliged to pass it on. You should explain to them that you aren't happy with it and that you intend to get an independent survey, if you decide to go that route.

    lenders more often than not go with what a survey etc says doesn’t matter who has it done or when or why if its right or wrong to them its immaterial that’s there criteria and satisfies there issuers, shareholders, bank ombudsman etc

    If the bank have decided on a retainer then getting other surveys may make a difference you can ask for the bank to review it But they can still go with any report they choose, They can even decide on surveys carried out by other prospective buyers or the home owner may have had previously there monies there choice..

    Can you do the works yourself yes but some will ask for proof the works are done to a set standard that can mean only through approved contractors or carried out under supervision of qualified person/ governing body etc who at the end would sign the works off or anther survey to validate works done etc or sod all other than a receipt basically someone else to take liability...
    If you using a broker they may be able to talk to the underwriters etc ask the bank to review survey etc... If you have independent surveys etc although they may help you identify faults etc Some identify things you can often see but and are prepared to live with the bank on the other hand might want the item fully repaired replaced etc before they lend the full amount ...
