Possibly renting for the first time - help!

Hi,

I have a question and hope someone can help.

My partner and I are looking to rent our first home together. We are currently living in the South, but will be relocating to the North as that’s where he comes from.

We went to view some houses at the weekend and fell in love with one, we filled the forms in straight away and on Monday I scanned our ID and sent that over to the Estate Agents. By Monday evening we had filled out the referencing forms for Let Alliance.

We’re now both getting really twitchy, even though it’s only been a few days and we are just anxious to know if we have done ok or not.

Can anyone tell me how long these things take? And should we contact the letting agents, or perhaps leave it a few days.

    The agents will be waiting for the refs to be returned to them from the referencing company.
    You may wish to ring the agents today before close of play.

    I want to ring them, but my partner doesn't want me to bother them just yet.

    It's just frustrating right now. I was hoping we'd hear something today, but I don't know what the timescale is for these sort of things.

    I think it's a bit soon, the referencing and credit checks I do sometimes take 10 days. With Easter weekend coming it could be next Friday before they have the results.

    My partner is getting quite stressed about it. He doesn't want me to contact the Letting Agent as he doesn't want bad news.

    I told him that just because one says no, doesn't mean others will, but he seems adamant that is the case.

    He's even said that he's prepared to pay 6 months rent up front, and while I know this is a grey area, we have saved like mad for the last 6 months and could probably afford a year if necessary. We have a guarantor too.

    It will mean so much to us if we get this. He can move back to the area he loves and get out of where he hates and I can start a fresh life in an area I have also fallen in love with.

    He told me his ex wife rented for a while and it took 2 weeks for the results of her checks.

  • It can seem stressful waiting. It would do no harm telephoning for an update. See it as a business transaction you are paying for a service and are entitled to find out the current progress.

    I have rented a number of times and have found referencing is usually done within 3 days however due to easter employers or others may not be quick to reply. Good luck

    If you are this stressed I would phone them, if they don't have an answer ask for some time scales as to when they think an answer will be available.

    My advice would be to not mention the 6 months advance payment of the guarantor until you need to.

    My OH has just had the call ...........

    We've got the house!!! We can pick up the keys at the end of next week as the LL is finishing off the last few bits there.

    I can tell by the text message that my OH is over the moon as I am too!

    Thank you all for your advice, and apologies for me being impatient.
