Chimney lining & Fireplace installation

Had been warned this might cost a bit but wow...

Replacing the gas convection heater in an edwardian semi with a traditional open, solid fuel fireplace.

Failed smoke test so been advised the chimney needs lining.

Gieven we are burning solid fuel been told this has to be a specific grade of lining, 904.

Quote we have had is:

To supply and install liner. Cowl and flue gatherer:904 grade suitable for wood, smokeless fuel and coal £1145

Installation of fireplace (combination style cast iron) and hearth . issuance of certificate of compliance and notification of local building control (legal requirement) supply and install floor vents £495

So, just shy of £1700! This is for an Edwardian semi in Manchester. Chimney is about 12m.

Fitter is HETAS and Gas Safe. We have had a roofer who install linings as a side line quote approx £300 but would prefer a professional fiter.

So, is the original quote what we have to accept for a professional to do the job?

    My woodbuner in Surrey, double lined flue, honed granite hearth, and stove, was £2,500.

    I would get a few more quotes from a pro, but it doesnt look too bad, a little bit steep but not too bad.

    DONT go with a cowboy. Poorly installed fires kill.
  • Thanks Martin. Completely agree I'm amazed how relaxed some people are about installing linings when they don't know what they're doing.

    Would rather pay a few bob more and sleep soundly!
