Getting an estate agent round to value a proposed extension

Do people do this? Am planning 2 builds (summerhouse brick built with bi fold doors) and a side extension to the kitchen approx 20m2 and was wondering if an estate agent would come round to see the plans and estimate the house value after the works been done?

Would they be interested in this?

    Given that you are trying to decide whether to sell now, as is, or build the extesions and then sell, I'm sure EAs will be falling over each other to advise you.

    Bear in mind the valuations they provide may be inflated to ensure you instruct them, not the firm down the road.

    And the increase in value resulting from the extension may be deflated as the agent will prefer to get the property on their books now (bird in the hand.......)

    I'd pay a chartered surveyor and get a written estimate of the value if you really want something worthwhile.

    An EA marketing appraisal is exactly that, a figure at which they suggest you put the property on the market.

    Not an uncommon request before embarking on some major work. Try and find a reputable agent who has operated in your area for a while, they should hopefully appreciate that you may be a client for the future, even if not immediately, and provide some sensible advice.

    BB I did this last Friday. Completed on a house last Monday week, got a local EA around who have sold a lot of properties on the road. I asked for 3 valuations, First in it is current state without doing a thing, 2nd with no structural just bathrooms, kitchen, redecoration etc and finally a double storey extension, they also gave a rental figure. They were very happy to do this and I suppose from their point of view if they give a good impression they may get the sale in a few months.
