Well its got to be coming from outside, its either a crack that the rain is seeping through or maybe a gutter that is leaking and running down the wall and seeping through. You need to look outside at your walls and gutter to see where its leaking/cracked.

  • Condensation being drawn out the house due to a cold spot in the wall?

We've had a similar issue on a sloping wall in an upstairs bedroom. Insulating the cavity cured it.

Broken/missing tile, failed pointing, cracked flashing, broken gutter? Water could be coming in somewhere else and running down the inside of the felt onto the wall?

Is there a chimney near the problem area?

2 meters is nothing, it will run along the beams. You will need to find a roofer to fix the flashing
