The OP KNOWS that things have changed because at some unknown points in the past they have bought two houses and sold one.
What more evidence do you lunatics need???No one seems to be discussing this ridiculous change in the process.

I agree with you, how do you know what you can afford to offer if you dont get MIP first, having offer accepted it was first thing the EA asked to see, then when you get back to lender the details are already there.
but what you can afford to offer may well be dependant on what you sell your house forNever, under any circumstances, take a sleeping pill and a laxative on the same night.0 -
I sold houses for over 30 years, finally retiring in 2006.
The answer is simple, the one who was first in the line with the check book at the ready got the house.:D
If you are not in a position to proceed then your "offer" is worthless. All you can do in that situation is "express your interest".
Nothing has changed - its just that EAs have become a bit more adept at whittling out the time wasters. They do at least now try and "clarify" the viewers first, rather than letting every Tom, !!!!!! and Harriet tramp through the vendor's property.;)0 -
We have just bought a bungalow. At the same time as we put our offer in, a friend of ours put an offer in for one over the road. Both offers were accepted.
Our sale has completed, his bungalow has not even been taken off the market. Reason? We were procedable and he is not. When his house is under offer, then the bungalow will be taken off the market.(AKA HRH_MUngo)

We have sold 4 properties over the last 20 years and every time, we waited for an offer before we even went to view other properties.
When we sold our last house 5 months ago we said to the agent that we only wanted people to view if they were in a good position.
Once upon a time people used to view houses as a day out, just for a good nosey. All that does is waste the sellers and agents time.0 -

An offer from someone unable to proceed (dependent on a sale first) has always been a problem. It instills unrealistic expectations in the mind of the potential purchaser when they feel their offer somehow prevents others viewing and offering on the property.
If the property is still being marketed as fully available, which it will, what purpose does the offer serve, other than as a note of interest?I am a mortgage broker.
