New build completion date

Hi,

I exchanged contracts in febuary, When can I complete on a new build home. Is it the dAte that you move in. Or can it be before the date you move in?

    Completion date, you get the keys and you can move in then, or choose not to straight away, e.g. if you're getting carpets/ decorating in non-magnolia etc

    But you will get a 2 week notice- what have they said about an approximate entry date?

    Your solicitor will be served notice to complete two weeks ahead by the builder's solicitor. This has to be timed with the issue of the NHBC cover note, or equivalent.

    New builds are almost always late finishing, so they may be aiming for the last week in April, but that could change. Hence the builders giving 2 weeks notice when they're more certain about the finish date.

    I'm not fully understanding what you think you mean by "complete". Completion is when you hand over the money and get the keys. I presume you don't want to do that before the house is ready to move into?
  • Basically I have handed over my life savings on this house. And very paranoid that the lender can pull out at any time. They don't have to give a reason for pulling out. Therefore me loosing all my money.

    So basically I'm wondering if I can complete earlier. Then I don't have to worry

    No, even if you would be prepared to pay the builder for a house which they haven't finished building, your lender won't.

    Build complete means that the house is finished.

    Legal completion is when you pay all your money (or the lender does) to the builder and you get your keys.

    When the house is build complete, ie finished, the builder will issue a 14 day notice to legally complete.

    During this 14 day period you will be invited to visit the property, make an inspection, picking up on any little defects (known as snags)., learn how to work the boiler etc.

    If the builder is fitting carpets for you they will normally be done a couple of days before you get the keys.

    You do not have to move in on the day you get your keys. In fact most people don't, because very often you don't get key release until mid Friday afternoon.

    Depending on the builder and how good their after sales service is, you will still have plenty of time to pick up any further snags. Most have a 7 day visit, ie they visit you after 7 days and ask you to fill in a card.

    You will be given a moving in pack with your keys.

    Make sure you look at this straight away because it will contain emergency numbers for plumbers, electricians etc. it might come in handy if you move in over the weekend.
