I would not trust a word they say.
If the vendor is a builder then it all sounds even worse because if the issues were that simple to fix he could have fixed them himself.
You need independent advice but if I were you I would probably not spend more money on this property unless you have a large budget for repairs (and a desire to do it). The report you received would absolutely put me off.0 -
The property is owned by a builder and it's not in top-notch condition. What kind of a builder is he then? Not a good one, I would hazard a guess or he'd have enough money and enough contacts in the trade to get it in top-notch condition before passing it on to a naive first-time buyer.
Get a recommended builder round (not the ruddy vendor!) to have a look and cost up all the work that needs doing before even thinking about signing on the dotted line. It might cost three grand to do what's needed, or worst case scenario, ten-times that amount.0 -
right fingers crossed someone is going to go round tomorrow if there going to be in, after reading this i decided i need someone to go round and not to be so trusting. I went up in the loft earlier and it all looked fine but i dont know anything about it. House buying is so stressful0

had the builders round to look at the roof today and they said its structurally sound and should get 10-20 years from it. A couple of tiles need replacing, the hip tiles on one side needed doing and the guttering needs replacing, but were happy0

Buying might be stressful but ownership can be much more stressful if you don't have the money for an urgent repair and have to live with it whilst saving and at the same time the damage is getting worse increasing the cost of a repair just making the whole lot even more stressful.
Take the lower estimate of 10 years for a roof replacement. Are you really prepared to pay for a roof replacement in 10 years? Or to continue to pay towards repairs every few years as soon as problems appear....that's the only way you'll get the maximum estimate of 20 years out of it. It will require money to be spent on it. It won't sit there untouched for 20 years and then require money to be spent on it. As the report says it's worth it if you are prepared to spend time maintaining the property which as posters have said it's age and condition that's quite normal.:footie:Regular savers earn 6% interest (HSBC, First Direct, M&S)
