New build advice.

Hello

Can anyone tell me if I would get a discount if buying a new build off-plan?
Are buyers generally able to negotiate a discount even when NOT buying off plan?

I have a good 40% deposit and am not in a chain, if this would help. My first house was an old house, so I don't have experience with new homes.

    You can negotiate. We managed to get stamp duty paid and £25k off the price.

    Important to say when though. We got a great deal on ours, but it was a buyers market

    Everything depends on the local market - if the development is very busy there will be less scope for negotiation, that should not stop you from asking though!

    The builders/sites we cover have buyers lined up and "DIPped" ready. As soon as a batch is released, they are immediately reserved.

    At the moment, all they are giving away is £750 towards professional fees, but are talking about not doing that as standard for much longer.

    It varies from site to site and when in the year.

    The last plot on a site already built and vacant will command the biggest discount/incentives, especially six weeks before the builder's year-end.

    I know of sites where the developer will only reserve plots after the roof is on, as they know they can sell them quickly and they then get the benefit of house price rises while they are building, rather than reserving them off plan and losing 8 months of growth.
