Are my estate agents trying to rip me off with my deposit?

    Yes, they can. Ignore them and dispute the whole deposit.

    They can do I guess - but it makes them sound VERY dodgy!

    If an agent/landlord can get away with ripping off a few 100 from a tenant, then they will. I have lost count of the amount of people I know/know of, who have had agents and landlords trying to take take least half their deposit for 'cleaning' or 'rubbish removal' or 'tidying the garden.'

    Tell them you are going to dispute this with the DPS (or whoever is holding your deposit,) and you are NOT prepared to accept their word that half the deposit must be taken.

    Some landlords are a nightmare; especially the 'reluctant ones (who almost always turn out to be the ones who need the money just to pay the mortgage on the house they're renting out.) These kind are the very worst.

    Don't be ripped off, and always remember that the agent works for the landlord, and not you!

    By the way, I can't see much from those photos: they're too small.
