Will you be hooking it upto the electric, water and mains gas or using bottled gas?
How long are you expecting to be living in it? Will your project last until the next winter? Even though insulation is pretty good, they are not upto the standards of a brick built house.

I guess putting it on the front garden will be much easier to manoeuvre (hope we don't need planning permission!)
If you go searching I think you'll find you can't have one on your property at all if it's over a given size........

Thanks for the advice! We have just purchased a caravan with c/h and d/g. The company we bought from have recommended a transport company but still waiting to hear back re delivery.
We are planning to dig out some of the garden (to make it as level as possible) and to wacker plate some hard standing down.
Ours have never been on any kind of hard standing. They have been sited in a field with no special preparation other than to put slabs or sections of railway sleeper under the supports to spread the load. We have been doing it that way for nearly 50 years and none of our vans have sunk despite getting bigger every time they have been replaced.What should I purchase in advance?

I've got a holiday static with gas radiator CH and DG and it's plenty warm in the winter, the level of insulation has greatly improved in recent years. The pipes will likely be protected with foam like tubing and unless the caravan is unoccupied for a few days over winter it wont be necessary to drain down.0

We did all this and lived in it for just over a year, towed on and off site by a farmers tractor, jacked up with hydraulic car jack and lowered onto blocks and timber. Removed the wheels as they would have been in trenches and deteriorated.
Hints, insulate the water pipes that run under the caravan or you have no water when it is freezing, condensation is a problem especially with single glazing, we put a toilet in a shed outside, put washing machine there as well, connected to a 1000ltr septic tank, when build finished emptied it and use it for rain water harvesting, much better that emptying chemical toilet.
Finally install some type of alarm system for the build and caravan.0 -
we lived in statics for years & replaced them a number of times. You need to find a haulage company to site it for you - probably onto your land with a 4x4. It'd be better if you have hard standing at the front of the house to site it there. They do need to be sited on a hard base. You have to jack them up off the wheels & onto chassis stands -you cannot just leave them on the wheels & put the corner legs down. If your base for it isn't hard standing, the unit will sink -they weigh around 7-8 tonnes. If the base isn't level, you will find you are unable to open doors & windows, or won't be able to close & lock the front door. I really wouldn't recommend you site it on a soft surface. We had to leave our 1st unit overnight when it was delivered on the lawn & even though there'd been no rain it sunk over night & we had a crack all the way down one interior wall.
Then you have to run waste pipe/s from the unit into your cesspit/sewer drain for all your waste etc. If you get it right now, it'll be worth it in the long run. They make great living - i hope you got one with double glazing & central heating or they are unbelievably cold in winter! You can pm me if you need any more help. We know quite a few hauliers depending on where you are & can give you more advice if you need it.

It's also a good idea to enclose the space under the van with boards to keep out the worst of the wind unless it's in a very sheltered spot.0

Ref the buying a tractor ... might be quite a good purchase on a self build site - if you're very hands on (ie self build and project manage, not self project managed only). Little grey Masseys go for well sub 5k on carandclassic.co.uk, eg http://www.carandclassic.co.uk/classic_cars.php?category=&make=825®ion=&country=1&era=&advert_type=&price=&keyword=&S.x=40&S.y=14, and will sell again at the end of the build for similar if you're careful with it0
