    In theory yes. But in practise?

    Buying a house consists of more than just paying a deposit and receiving a mortgage offer. You need to wait for the searches and your solicitor may need to raise enquiries and then additional enquiries. How long they take to come back will depend on what sort of answers are required and how quickly the seller can provide them.

    Dont forget that there is also Easter in between too which will hold things up a little.

    Why is 20th April so important?

    As Lisa says, in theory yes but in reality pushing it. I have just completed on a "no chain" property which started beginning of Oct and picked up the keys yesterday, the one before that was approx 4 months.
