    If you've got any pets then tell them upfront. I once had smashing lodgings where the landlady was very upset I left within a few weeks but she had several dogs and nice as these dogs were I just couldn't live in a house with pets. I has ticked no pets on the application form (the digs were arranged by my employer).

    Some good points made above, although as a landlord myself I am uncomfortable with asking so many personal questions on paper before they have even moved on.

    What I tend to do is explain to them how the house works covering all the above areas pretty much, but of course this leaves room for the potential tenant to just in agreement with anything they might not like and do what they want when they move in.

    But then the same applies to if you asked them these questions on paper or to their face, they could just lie... or in my case deceive...

    Ultimately I think it does come down to whether you like them and more importantly if they will be easily forced to fit into the house dynamic that is already present.

    The problem with smokers is that the smell travels. On their clothes, through open windows etc.

    I lived with somone who smoked in the utility room & it always spread to the rest of the house & whenever she came into the living room after a fag, she really stank.

    Never again!
