The reference fee is fair. Since you did not pay it, a deposit deduction is justified.
The deposit release fee is unfair. Dispute it. Later.
As for the rent, there are several options:
* retain the key. Pay your rent till the 25th and deny access till then
* Agree an Early Surrender on the 6th, with rent charged pro rata till then. Your mate moves in, and his previous room is empty. Landlord gets no rent for mate's room (unless new tenant is found).
* Agree an Early Surrender on 6th, on the basis that you will pay a fee equal to the mate's rent from 7th to 25th.
It all depends whether LL is willing to discuss, and amicably agree, surrender terms.0 -
Ok thanks for your help. That's another complication - no inventory! I'll cross that bridge when and if it comes to it.
that's not a complication it's a bonus, the LL can not claim something is damaged/missing if you have not signed to say it was there in the first place, another win for you. :rotfl:0 -

They have otherwise been fairly responsible, this has really annoyed me though. I think unless I can agree the last option then I'll have to go with the first, just out of the principle of it.0
