High subsidence risk, please help

Hi everyone.
We have today been sent all the reports on the property we are looking to purchase.

It has come back as high risk subsidence, stating that 10 houses out of 1104 within a 500m radius have claimed for subsidence. What do i do next? Do we just take it as the chance of us being affected could still be slim as its only 10 properties and hope for the best. Or shall we now have someone come in and have a look at the house and do a subsidence report. Were first time buyers and really unsure.

    Was this report a full survey by a RICS surveyor or not?


    I suspect it is not.


    If a full survey comes back clear then you probably can treat it as a statistical risk.


    Ask the surveyor to informally look at houses surrounding for any hints of movement too.


    You wouldn't need a subsidence report unless it actually has movement. You should also get your solicitor to ask for written responses to questions about movement early in the process.

    Hi no it wasnt a full survey.
    It was one of the reports that the solicitor compiled for me. You can pay to have a subsidence report done on the area if you would like. It was this that brought up that the area was high risk for subsidence and showed that they was 1104 houses in a 500metre radius, 10 of which have claimed for subsidence.

    They then state if you would like more help you can have an individual report done on the house to see if there is any subsidance, they study the trees etc in the aea to see if they could cause any issues and so on and is around £250 then you can pay them to check there is no subsidance due to the drains at a charge of £300

    We had a home buyers report done today and dont know the results of this yet
